A hierarchy you can defend
Portfolio, site, area, asset group, asset, component. Item types carry their own attributes, expected lives and unit rates, so two surveyors describing the same air-conditioner produce the same record.
Condition
Consistent scoring, photo-backed
A five-point condition scale with written descriptors per item type, mandatory photographs, GPS and timestamp. Assessor, date and method are stored against every score.
Forecast
Renewal profiles, not guesses
Remaining life derives from condition, age and expected life; replacement cost from item-type unit rates. Adjust the assumptions and the ten-year profile moves in front of you.
Report
Board, lender and AMP output
Asset management plan sections, capital expenditure schedules, condition distribution by site, and the evidence appendix that makes the rest credible.
Data model
Six levels, one source of truth
Depth is optional: a small park may only use four levels. What matters is that every record sits in exactly one place, and that rolled-up cost at any level is the sum of what is beneath it.
Naming is enforced, not suggested. Item types are a controlled list. Free-text asset names are where every legacy register we have inherited fell apart.

A note on the name
Tammy is the product. Themis Systems is the company you contract with.
Tammy is deliberately approachable: a capable offsider who knows where every asset is and what it is going to cost you. Behind her sits Themis Systems Pty Ltd: the certifications, the contracts, the security posture and the professional indemnity. Both matter, and they do different jobs.
